Brooklyn · Oct 2026
Brooklyn homes are selling faster again. What Park Slope owners should know.
Average days on market fell to 82, closings rose 12.1% from the spring and new listings dropped 16.8%. What Compass’s Q3 2026 Brooklyn report means for brownstone owners.

Brooklyn picked up speed in the third quarter. Homes sold in an average of 82 days, down from 98 days in the second quarter and 92 in the first, and closed sales rose 12.1% from the spring, according to Compass’s Q3 2026 Brooklyn market report. The borough median sale price was $1,115,000.
Supply is the other half of the story. New listings fell 16.8% from a year earlier, and 28.4% for houses, while house inventory was down 17.3%. Fewer choices for buyers means more attention for the homes that do come to market.
The high end is doing the work
Compass found the strongest demand at the top of the market. Sales of houses priced between $2 million and $3 million rose 17.2% year over year, condo contracts at $3 million and above jumped 32.4%, and house contracts at $3 million and above rose 16.9%. Compass names Greenpoint, Williamsburg, Carroll Gardens, Cobble Hill and Fort Greene as particularly popular with house buyers.
Park Slope and the townhouse market
Park Slope sits in what Compass calls Northwest Brooklyn, where the median sale price was $1,570,000 in the third quarter on 755 closed sales. In Compass’s Brooklyn townhouse report for the first quarter, Park Slope was the most active townhouse neighborhood with 25.8% of sales, and the median townhouse price rose 24.1% to $3,600,000.
Why this is not a reason to overprice
Above-asking sales happen because homes are priced to start a competition, not to end one. The sellers who did best this summer launched close to market value, set a clear offer date, and let buyers compete. The ones who priced 10% high watched the bidding wars happen next door.
Competition is something you design, not something you hope for.
Our playbook for a Park Slope sale
- Price within the range of the last comparable sales on your block, not the neighborhood average.
- Launch on a Thursday with a first open house that weekend.
- Set a best-and-final date within 10 days, and prepare buyers for it from the first showing.
