One57

157 West 57th Street, New York, NY 10019

One57 is a 75-story condominium and hotel skyscraper at 157 West 57th Street in Midtown Manhattan, completed in 2014 by Extell Development Company. Designed by French architect Christian de Portzamparc, with SLCE Architects as architect of record, the tower rises 1,004 feet and is widely described as the first of the ultra-luxury supertall towers that came to define Billionaires' Row. The building combines 92 condominium residences on its upper floors with the 210-room Park Hyatt New York in its base, giving owners access to hotel-style services such as room service and housekeeping. Residential amenities include a triple-height swimming pool, fitness and yoga rooms, a library, a screening room and a 24-hour concierge. In 2014 its top-floor duplex penthouse sold for $100.47 million, then the most expensive apartment sale recorded in New York City; the buyer was later identified as Michael Dell. The tower sits between Sixth and Seventh Avenues, one block south of Central Park, near Carnegie Hall and the 57th Street-Seventh Avenue subway station.

One57: frequently asked questions

Is One57 a condo or a co-op?

One57 is a condominium. Its 92 residences on the upper floors are individually owned condominium units, while the lower part of the tower is occupied by the Park Hyatt New York hotel. Because the residences are condos rather than co-op shares, purchases are typically governed by the condominium's offering plan and bylaws rather than by a co-op board interview and approval process.

How tall is One57?

One57 rises 1,004 feet (306 meters) to its roof and has 75 stories above ground. When it was completed in 2014, it was among the tallest residential buildings in New York City, and it set the stage for later supertall towers along West 57th Street such as Central Park Tower and 111 West 57th Street.

Who designed and developed One57?

One57 was designed by French architect Christian de Portzamparc, with SLCE Architects serving as architect of record. The tower was developed by Extell Development Company, which later also developed Central Park Tower at 217 West 57th Street. The facade, made of thousands of glass panels in shades of blue, has drawn both praise and criticism.

Does One57 have a hotel?

Yes. The Park Hyatt New York occupies the lower portion of One57 and has 210 rooms. The condominium residences are located above the hotel. Residents can use services such as catering, room service and housekeeping, which are associated with the hotel operation in the building.

What is the most expensive sale at One57?

The record sale at One57 is its top-floor duplex penthouse on floors 89 and 90, which sold for $100.47 million in a deal that closed in 2014. At nearly 11,000 square feet, it was then the most expensive apartment ever sold in New York City. The buyer's identity was reported in 2018 as Michael Dell, founder of Dell Technologies.
